For most homes in San Luis Obispo County and the surrounding Central Coast, exterior painting runs about $2.00 to $4.50 per square foot of paintable surface. The majority of standard repaints — a home in decent shape, one or two stories, normal prep — land right in the middle of that range, around $2.50 to $3.50 per square foot.
Put in whole-home terms, here’s what I typically see:

A quick but important note: “square footage” here means your paintable surface — the actual walls, trim, and siding we’re coating — not the floor area on your property listing. Those two numbers are different, and mixing them up is the single most common budgeting mistake I see homeowners make. The good news is you don’t have to figure that out yourself; that’s what the quote is for.
What actually drives the price
Two homes that look the same size can come in thousands of dollars apart. Here’s why.
Prep work. This is the big one, and it’s the part most people don’t think about. Power washing, scraping old paint, sanding, caulking, and repairing damaged wood can eat up 30 to 50 percent of the labor on a job. I’ll be honest with you — prep is where a lot of the difference between a paint job that lasts 3 years and one that lasts 10 comes from. A home that’s peeling or weathered simply takes more hours to do right.
Your siding. Stucco, which we see everywhere on the Central Coast, drinks up more paint than smooth surfaces. Wood siding usually needs more prep. Each material behaves differently, and that shows up in both material and labor cost.
Size and height. Bigger means more paint and more hours, obviously. But height matters just as much — a two-story home needs scaffolding or lifts and simply takes longer and safer work, which adds 40 to 60 percent over a single-story job of the same footprint.
Paint quality and number of coats. I only use premium products, and there’s a reason for that out here (more on our sun and salt air in a second). Two solid coats of a quality exterior paint costs more up front than one thin coat of builder-grade — but it’s the difference between repainting in a decade versus a few years.
Why Central Coast weather changes the math
This is where being a local painter actually matters. Our homes take a beating that inland homes don’t. If you’re closer to the coast — Morro Bay, Cayucos, Cambria, Pismo — you’ve got salt air working on your siding year-round. Inland toward Paso Robles, Atascadero, and Templeton, it’s intense summer sun and UV that fades and breaks down cheaper paint fast.
A finish that’s perfect for a sheltered home in San Luis Obispo isn’t necessarily what I’d put on a house getting hammered by ocean wind in Shell Beach. Paying a little more for the right coating system here isn’t an upsell — it’s how you avoid paying twice.
How to get a number you can trust
A few honest tips, whether or not you hire us:
- Get it in writing, itemized. A real quote breaks out prep, materials, number of coats, and labor. If someone gives you a single lump number with no detail, ask why.
- Be careful with lowball bids. If one quote is dramatically cheaper than the rest, nine times out of ten they’re skipping prep or cutting coats. You’ll see it a couple of summers later.
