If the paint is peeling and falling in big chunks on your wall, you’re in good company. Last week we received a call from a house in Los Osos, whose corner around the sliding glass door was in a terrible condition. The homeowners were in a state of embarrassment as they had already attempted to touch it up a couple of times, but it seemed to only get worse.

I took some pictures of it as I was doing the work as this is a job that we do regularly on the Central Coast. The paints are usually only the symptom not the problem itself. Determine what is causing the issue, correct the root cause, and mix in the repair correctly, and you should have a repair that lasts for years. Avoid doing all those things, and you will find yourself looking at the same mess again soon.

This is how we did this wall, step-by-step.

The quick way to fix chipping paint on walls

• Scrape off all the loose material until you reach a solid surface
• Sand the edges so they feather out thin
• Clean the spot thoroughly
• Patch it level
• Sand it smooth
• Apply a solid bonding primer
• Then repaint while blending the new paint into the old surface

On our sun faded coastal walls you often need to paint the full corner or wall so the repair disappears completely.

How we repaired the wall step by step

We kicked things off by scraping every loose flake. I grabbed a stiff putty knife and kept working until nothing flaky remained. You really have to be aggressive. If the paint lifts even a little it all has to come off.

Next I sanded the edges carefully. This step takes some patience but it is what separates a good repair from one you will notice every time you walk by. I started with 120 grit then moved to 220 grit to create a gentle ramp with no hard lip. Most people skip this feathering and their patches stand out like a sore thumb.

After sanding we cleaned the area really well. We vacuumed then wiped everything down with a damp microfiber cloth and let it dry completely. Any dust left behind will show through the final paint job.

Then it was time to patch. We used lightweight joint compound and applied it in thin coats letting each one dry fully before adding the next. Once it was dry I sanded it again until the patched area felt exactly like the rest of the wall.

Priming matters more than most people realize. We rolled on Zinsser Bulls Eye 1-2-3 because it bonds well to tricky surfaces and stops the drywall paper from bubbling up later. Finally we painted. The original wall had faded from years of direct sunlight through that sliding door. Painting only the patched spot would have left a obvious rectangle. So we painted the entire corner where the two walls meet. The repair blends in so well you cannot tell it was ever damaged.

Why your paint keeps chipping off the wall

You need to understand the cause before you pick up any tools. Here on the Central Coast we run into the same issues on job after job.

In this Los Osos home the original painters from years ago had skipped the right prep. Combine that with our salty air and moisture and the paint never stood a chance. That is why simply rolling over it never solved anything.

What makes the Central Coast special?

The Central Coast is a special area where there is a certain set of issues that needs to be dealt with, particularly with regard to home maintenance. The salty air can strip paint off faster than in areas further inland. There are also huge differences in humidity and temperature, as well as the UV rays pounding on the south and west facing side of our houses.

The houses in Morro Bay, Cambria, Cayucos, and Los Osos are many of the ’60s and ’70s vintage. Therefore, building materials are not always the most compatible with modern paints. Often ignored by national directives, these local quirks can be important in deciding the longevity of a repair.

Chipping versus peeling versus cracking

Being aware of what you are up against can help a lot. Small flakes will generally appear as chipping, especially in high traffic areas. On the other hand, peeling occurs in bigger flakes and typically indicates moisture issues or inadequate preparation.

Cracking is like a spiderweb of fine lines and usually occurs when there is a lot of heavy paint layers or when the house settles. The repair process is pretty much the same for all three, but peeling may take more time to prepare.

A quick word about lead paint

If your home was constructed prior to 1978, it’s likely that the existing paint is also contaminated with lead. Refrain from sanding or scraping dry before testing. Simple lead test kits can be obtained on the cheap from any hardware store. If in doubt, contact a licensed professional who has the knowledge and experience in handling it safely.

Why is my paint chipping off the wall?
It is usually poor prep moisture painting over glossy surfaces or simple age. The salt air and strong sun on the Central Coast speed all of that up.

Can I just paint over chipped paint?

I wish it worked that way but it does not. New paint will fail in the same exact spots. You have to remove the loose material and address whatever caused it.

How do you make the repair blend so you cannot see it?

Feather the edges extremely well while sanding and painting. On faded walls you often have to repaint the whole section or corner to match both the color and the sheen perfectly.

 

Is chipping paint dangerous?

The flakes themselves are not usually a big health risk but in older homes it could contain lead. More often the chipping is hiding water damage or other issues that need attention.

Should I use spackle or joint compound?

Spackle works fine for tiny spots. For anything larger we like joint compound because it sands easier and shrinks less.
